Due to our continued growth and expansion into new markets, we are on the search for a dynamic Industrial Real Estate Developer to join our Development team. WHO WE'RE LOOKING FOR The individual in this Developer role will specialize in industrial projects, while also supporting other asset classes. The Developer is responsible for monitoring and managing the life cycle of development projects from concept to closeout. This role operates as a strategic partner throughout the site selection, acquisition, development, and construction process. Manage communication and coordination of the consultant team, including land planners, engineers, architects, utility companies and other third-party consultants Complete acquisition checklist, obtain and review property profiles and title reports, prepare land purchase contracts and contract revisions Drive the development process by updating schedules, budgets, pro-formas and closings Work in partnership with Enclave Construction and Enclave Management on necessary estimates and projections Manage the development project checklist and workflow including land due diligence, risk analysis, feasibility analysis, entitlements, design and construction contracts, easement and covenant review and city requirements, scheduling, and overall development budget Assist with coordination of leasing space and interaction with brokers and potential tenants Prepare presentations of development plans for city councils/officials and provide reports and/or data necessary to respond to entitlement requests and the permit process Assist with the project entitlement process, managing applications, plats, and permitting through coordination of 3rd party team members, city staff and the Enclave team Assist in coordinating municipal & utility agreements, bonding, easements, land dedications and land vacations Manage the project closeout which includes walk throughs with members and managing punch lists and the warranty process to ensure a smooth and successful closeout Apply analytical skills to evaluate the economic and financial performance of commercial real estate projects, particularly retail, industrial, office, and multifamily Assist with the procurement of development partners (architects, engineers, contractors, brokers, etc.) through a competitive process, reviewing and coordinating vendor contracts Conduct cursory market analysis within the markets we target as well as feasibility and financial analysis of potential development and value-add investments and transactions Assist with the preparation of RFPs, consultant bids and review of consultant and building construction contracts/contractors Occasionally generate new opportunities through existing or new networks of industry and professional contacts. The skills, knowledge and abilities we look for in Developer candidates are: Bachelor's Degree in Civil Engineering, Landscape Architecture, Construction, Urban Planning or related field OR 5-10 years of overall experience in development, landscape architecture, civil site design, construction, or city planning. Experience with Industrial developments Experience working with architects, engineers, contractors, and property managers to execute an overall vision, strategy and plan for development/redevelopment of commercial real estate projects, particularly retail, industrial, office, and multifamily. Excellent interpersonal communication skills, including heavy telephone and email communication; ability to professionally communicate and build effective relationships with internal and external customers. Well organized and adaptable, with the ability to manage multiple projects in different stages of development and work well under pressure. Intermediate knowledge of Microsoft Excel with experience creating analytical models and real estate development financial forecasts Strategic project management skills, negotiation skills and strong problem-solving skills Able to review and understand applicable zoning codes and design guidelines HOW WE'RE DIFFERENT We might be biased, but we think the culture and people at Enclave are pretty unique.
