CVG Properties, a private real estate investment and management firm based in Scottsdale, Arizona with ownership of, and interest in acquiring multifamily communities throughout the Western and Sunbelt states (with a targeted focus on California, Arizona, Utah and Texas) is currently searching for a District Manager in San Diego to join our team and help oversee our 5 multifamily communities (319 Units) in East County San Diego (La Mesa, El Cajon, Santee). We are looking for a talented, motivated District Manager to work directly with the Regional Manager and the Executive V.P. (who are based in Arizona) to maximize property operations and help grow, train, and support our CA on-site teams and the portfolio in the San Diego metro. Essential Functions Manages the financial and operational performance of the assigned communities. Responsible for the helping create and monitor the annual budgets; Monthly P&L statement review and reporting; maintaining control of expenditures; preparation of capital expense recommendations and implementation as necessary; and preparing and conveying pertinent operational and financial data and reports to the Regional Manager and E.V.P. Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the portfolio, and works with the community managers and others to develop and implement market plans that drive occupancy & revenue growth. Ensures occupancy targets are achieved through leasing and resident retention. Leads and motivates the on-site teams to operate the properties efficiently to maximize NOI, create value and to develop and maintain meaningful and beneficial relationships with vendors, employees, property owners and most importantly our residents. Manages the full lifecycle of property activities (lease administration, rental collections, delinquencies, property marketing, property P&L, etc.). Oversees the management of the property and associate safety records, property loss claims and risk management initiatives. Provides leadership to the team of on-site managers by interviewing, hiring, and training team members, and by managing their performance in accordance with company policies, values, and business practices. Develops a team and is focused on succession plan within each property. Qualifications High school diploma or equivalent is required. Bachelor's degree in a business, hospitality, or a related field of study is preferred. Real estate sales license as required by state or local law. CPM designation, CAM or ARM designation is a plus. 2+ years of previous property management experience as a Regional Manager or multi-site Manager. 3 years supervisory experience in a customer service-related business. Experience in developing property budgets, as well as dealing with complex operational matters on a daily basis. Experience using Yardi preferred. Revenue Management experience preferred. Strong, positive, motivational leadership style in managing multiple teams to success. Understanding of legal responsibilities for multifamily properties. Proven record of achieving or exceeding P&L results. Proficiency with MS Office (Word, Excel). Ability to effectively manage a diverse group of remote managers. Must have a valid Driver's License and proof of automobile insurance coverage. Excellent oral and written communication and presentation skills. Ability to travel to assigned San Diego area properties. Ability to work from home and travel to properties regularly as needed.
