Description:

Major Performance Duties Conducts all business in accordance with agency policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to rental housing and supportive housing programs. While the following should be considered a comprehensive description of this position, it should also be noted that some responsibilities and duties may not be specifically addressed. Maintenance Technician Survey buildings and make necessary repairs to ensure that buildings are up to code and consistent with health and safety standards. Perform routine/preventative maintenance including, but not limited to, replacing light bulbs and sockets, cleaning and repairing circuit breaker panels, etc. Assist in the setup of ventilation, refrigeration and other systems and conduct repairs when necessary. Repair, replacement, or installation of major household appliances such as refrigerators, stoves, microwaves, dishwashers, range ovens and washer and dryers. Prepare, prime and paint building interior and exterior surfaces. Complete needed touch ups following damage repair. Maintain and repair locks, locking mechanisms, closers, doors, and controllers. Perform manual repairs when necessary (fix locks, replace windows, etc.) Conduct general upkeep procedures such as landscaping and maintaining the interior and exterior cleanliness of the facilities. Document work performance and materials procurement as directed. Maintain a professional demeanor when engaging with residents and vendors. Complete work orders and assigned tasks in timely and thorough manner. Perform other duties as requested by the Property Operations Specialist and Leasing and Property Manager or the Chief Operating Officer within the scope of the job. Drive workers to field locations and to other agencies when needed to assist in the engagement process. Be on call designated days within the month. Uphold the Supportive Housing Communities' Code of Ethics at all times. Community and Resident Relations Maintain a positive customer relations attitude with all stakeholders. Communicate effectively orally and in writing with residents who have special needs. Maintain awareness of public perception of Supportive Housing Communities and contribute ideas to the Property Operations Specialist and Leasing and Property Manager for improving public image of the organization, its mission and activities, and resident and community satisfaction. Position Requirements High School Diploma or GED required. Must have at least five (5) years Maintenance Technician experience. Must have a valid driver's license. Must be able to work independently. Must be able interact appropriately and respectfully with residents/tenants and community service providers. Adhere to confidentiality laws. Ability to comply with policies, rules and procedures of the organization. Carpentry experience and ability to handle basic building repairs. Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked. Physical stamina to be physically active for the entirety of a shift.
