Redford stone fireplace/heat sink, tapering upward 15' to 3' square chimney as it exits the roof. Sitting on the stone hearth is an Avalon air tight wood stove which supplies the main source of heat & is included in the sale. There is backup baseboard electric & propane wall heater. The house is super insulated & is very easy to heat in winter or keep cool in summer. The living area is 40'x15'with the front facade (SW) lined with large windows. The sturdy doors to the outside are handmade. The living area comes with a 27' oil landscape mural of a local Adirondack scene. The painting is included in the price but can be removed if desired. All Victorian type glass chandeliers (2 large/2 small)plus one entrance chandelier are included in the sale. Off the living area on the NW side is a small 7'x7' addition which has been used as a mud room plus in the early spring I always hung grow lights to start all my vegetable seedlings. The Early American style kitchen,with loft above, has a huge antique jelly cupboard for food storage rather than the usual over the counter cabinets. An antique Round Oak propane/wood kitchen range is the focal point in the room, with both wood & propane oven. Both jelly cupboard & stove are included in the sale. A full bath(shower but no tub) is just off the kitchen. Separating the kitchen from the living space is a homemade thick pine bar/counter complete with the original bark attached. The master bedroom w/ connecting 1/2 bath inc. washer hookup, has a large clothes closet, a linen closet & an extra closet for whatever one wants. This bedroom also has a stairway up to a storage area, situated above both baths. The 2nd bedroom has ample storage below & above & has a stairway leading to the loft, which has a small outside window as well as one overlooking the lower levels. Both bedrooms have skylights. All interior doors are handmade & the owner/artist's handiwork can be seen with translucent designs above each door. As one exits the home directly into the yard or into the underground garage & root cellar. The garage has year round water..never freezes. Exiting via the front door is a nicely landscaped lawn with perennial gardens, deck, & gazebo overlooking the valley & mountains. Tucked neatly in a corner surrounded by landscaping is a small frog pond. There is also a small building that was originally to be used as a summer kitchen for canning & preserving foods from the garden area as there is water & electric adjacent to it however the building could have other uses. As one goes down a sloping path, you pass the "burning pit". Since this is largely a self-sufficent type home, we either burned, composted or recycled. Once a year the Town of Jay has a Clean Up Day & many other unwanted items can be dropped off at the local collecting spot free. The 20'x30' barn which originally housed horses, donkeys & goats, & comes complete with large hay loft, has been semi remodeled & has been used as an art studio & my son's music studio however it could easily be converted into a studio apartment for additional income or a guest apartment.
