JOB SUMMARY

Operates, maintains and controls all equipment in the power house. Works as a team with the Maintenance Engineers to solve problems and satisfy the customer's needs. Performs tasks to complete work orders or preventative maintenance work as directed.

PRIMARY RESPONSIBILITIES

Demonstrates technical and professional competence in high risk procedures as listed in the department/unit Employee Development book.

For designated employees: Applies knowledge of various developmental stages in the planning and implementation of care for each patient/client/resident.

Consults with and keeps Director informed of activities, needs and problems.

Carries out routine and specific assignments as directed.

Operates controls, and maintains boilers, chillers, deaerator, pumps, water towers, controls, emergency power systems and all other equipment required for heating, cooling or providing steam within the hospital.

Makes inspections of power house equipment and records results in Equipment Operations Journal.

Records incidents and time of incidents of work outside of or leaving the power plant area in the Engineers Journal.

Performs duties such as repairing and maintaining power house equipment.

Repairs, maintains, and installs plumbing and mechanical equipment including, but not limited to, air compressors, HVAC systems, refrigeration systems, and other related type of equipment and systems.

Carries out specific preventive maintenance programs as directed by the Director and Lead Operating Engineers.

Installs and tests new equipment.

Assists other trades personnel as needed in handling materials on major repair or installation projects.

Performs electrical safety checks of power house equipment as needed. Assures that all electrical tests are fully documented and that records are updated.

Maintains established hospital and department policies and procedures, objectives, quality assurance, environmental and infection control, and comply with codes and requirements of accreditation and regulatory agencies.

Maintains all required records, reports, statistics, etc. Follows tool check-out, and parts/inventory procedures.

Installs water, gas, vacuum, steam, etc. lines.

Installs electrical services.

Performs preventive maintenance on all assigned equipment.

Performs elevator rescue when called upon to do so.

Perform repair work tickets as assigned.

Create tickets for items identified as needing repair.

Schedule work with other departments as required.

Monitors and inspects work to insure compliance with codes and regulations.

Reviews work orders, priority status, and designated time schedules. Sketches plans and/or reads and interprets blueprints and specifications; estimates time, material and cost requirements.

Requisitions/orders materials and other supplies and equipment required for remodeling and construction projects.

Builds, repairs, and installs as directed within the capabilities of the trade.

Performs all tasks required to complete assigned repair orders or preventive maintenance work orders.

Reads blueprints, sketches, or interprets verbal instructions. Contacts Director or Lead Operating Engineers for answers to unknown conditions.













SECONDARY RESPONSIBILITIES





Participates in Health Center Disaster and Fire Drills.

Serves on Health Center committees as assigned.

Applies cost-effective measures in the utilization of materials and personnel.

Keeps work areas orderly, clean and safe. Assures proper care in use of tools, equipment and supplies.

Maintains established Health Center and department policies, procedures, objectives, quality assurance, safety, environmental and infection control.

Attends inservices and meetings as required.

Researches new techniques, materials, equipment and make recommendations to Manager.

Participates in orientation/training of other employees.

Performs tests of water samples and records results in water test log book.

Keeps other departments informed of inoperative equipment when it affects their area.

Performs other duties as assigned.






MINIMUM REQUIREMENTS



EDUCATION/TRAINING





High School Diploma

Technical/Professional Training/Degree in Journeyman Training
