Job Summary: Directs activities of workers engaged in operating and maintaining Company facilities and equipment in and around Company buildings by performing the following duties personally or through subordinates.
Duties and Responsibilities include the following. Other duties may be assigned.
- Assigns workers to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors.
- Purchases and maintains building and maintenance supplies (office, break room, janitorial), machinery, equipment, and furniture, including copiers, fax and printers.
- Coordinates with management and building leaser to insure facility is safe, secure, comfortable and well maintained.
- Inspects facilities and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed.
- Compiles records of labor and material cost for operating building, tracking cost to ensure budget adherence and reporting to Telvista management.
- Develops cost savings practices in the lighting and HVAC operations scheduled to building.
- Oversees contracted building/maintenance projects to verify adherence to specifications.
- Assembles and analyzes contract bids, and submits bids and recommendations to Telvista management for action.
- Respond to personnel issues working with internal (Human Resources) and external entities (Police, Insurance) as needed regarding confidential investigations and terminations.
- Create and maintain Facilities SOP's (Standard Operations Procedures).
- Orient new hires on security practices and building policies.
- Supervisory Responsibilities: Regularly supervises 7 to 10 employees and/or contractors in Facilities Support (security, housekeeping, maintenance, mail services, and reception). Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Qualifications: The requirements listed below are representative of the minimum knowledge, skill, and/or ability required to qualify for performing the job.
Travel: May be required for this position as business needs dictate.
Computer Skills: To perform this job successfully, an individual should have proficiency in word processing, presentation, spreadsheet and email software.

Required Experience:
Education and/or Experience: Associate's degree (A. A.) or equivalent from two-year College or technical school; or two years related experience or equivalent combination of education and experience. Knowledge of commercial building operations. Knowledge of Energy Management, Access Controls Systems, life safety and UPS Systems helpful.
