PRIMARY RESPONSIBILITY

Position is responsible for the overall maintenance, building code compliance and occupational safety of the Apollo Theater and administrative offices. Assist in hiring and directing union maintenance team, vendors, and contractors in improving the efficiency of the facility, mechanical and electrical systems.
The Apollo Theater is inspected by the DOB, FDNY and city/state representatives on a regular basis. This requires that the individual be personable and knowledgeable of the facility and able to converse in a clear manner. Individual should be able to read construction drawings and explain them. Assist in organizing all permits so they are easily accessible. Individual will be responsible for all requests for deliveries to the Apollo Theater and seeing that they get to the appropriate department. Individual must be a self starter who is not afraid to get their hands dirty and can be calm in a crisis.

ESSENTIAL JOB FUNCTIONS

1. Maintains and/or administers contracts for all building mechanical and electrical systems including HVAC, plumbing, fire alarm, electrical and telecommunications circuitry.
2. Manage and schedule a cleaning staff consisting of approximately 15 persons.
3. Assist Facilities Development Manger in conducting and/or scheduling monthly, quarterly, and annual inspections of fire emergency systems including fire alarm panels, standpipe, fire pump, sprinkler, water tank, etc.
4. Assist in ensuring compliance with NY State building code regulations & maintains related records and logs.
5. Assist in maintaining and executing building emergency and fire evacuation plan in conjunction with Security staff in accordance with NYC Fire Department standards and requirements. Responsible for oversight of the maintenance of all fire safety instruments in the theater.
6. Facilitates and or performs building repairs and spearheads office build-outs and office relocations as needed.
7. Monitors and enforces OSHA recordkeeping and compliance. Develops and enforces policies and procedures for maintaining operational and occupational safety standards.
8. Oversee all service contracts with vendors including elevator, pest control, fire alarm, water and standpipe tanks, electricity and water utilities, seat repairs, and maintenance supplies.
9. Assist in creating and carrying out day to day inspection schedule of the facility and repairing all discovered problems.
10. Keeping department and storage areas including tools and supplies organized.
11. Other duties as requested.

REQUIREMENTS

• 5 years experience in building or plant management
• 5 years staff management experience
• 3 years light construction/renovation experience
• Work within employee union rules and regulations
• Effective organizational skills and the ability to multitask.
• The ability to read, comprehend and interpret construction drawings
• College degree a plus.
• Theater experience a plus
