Kingsbridge 1 mile Salcombe 5 miles Totnes 13 miles
SITUATION AND DESCRIPTION
The village of West Alvington has a parish Church, primary school and village inn whilst the market town of Kingsbridge, less than a mile away, has an excellent secondary school and a good range of shops and other amenities. The area is famous for its favoured climate, beautiful scenery and good access to the South Devon coastline. Salcombe, just four miles away offers wonderful opportunities for sailing and sea fishing. There are good beaches and an excellent golf course at Thurlestone about three miles away.

Longbrook Farm is located about a third of a mile south of the village, on the Salcombe side, and is an impressive Grade II listed farmhouse, believed to date back to the 16th century with extensions and improvements added over successive centuries. As may be expected with a property of this age there are many wonderful period features including splendid inglenook fireplaces with bread ovens and a smoke room, beamed ceilings, a turret staircase and ornate moulded ceiling decorations.

The main accommodation in the northern wing consists of a five bedroom house, with the centre of the building providing a further 3 bedrooms, and reception rooms. This middle part of the house can be used as a separate guest suite/annexe. At the southern end of the farmhouse is a completely self-contained cottage (re-built about a 20 years ago as a later addition to the original older part of the property), presently used as a successful holiday letting business.

The house has gardens and paddocks extending to approximately five acres.
